Multi-million pound plans have been revealed which could transform part of Hartlepool marina.
The �30m project would see redundant land at Jackson's Landing redeveloped along with an area close to the site of the historic tall ship HMS Trincomalee.
Jomast Developments says it wants the eight-acre (3.3 hectare) site ready for the visit to the town of the 2010 Tall Ships Race.
If approved, work could start by the end of the year.
Vibrant community
The proposed scheme includes a luxury four star hotel, restaurants, shops, offices and waterside apartments.
Several hundred jobs would be created during the construction phase.
Jomast developments director, Stuart Monk, said: "The proposed development will completely transform this final stretch of waterfront at Jackson Dock, and create a gateway to a vibrant and innovative marina community.
"Our vision for the site fully compliments the regeneration, which has already taken place at the marina, and will add an exciting new dimension in time for The Tall Ships' Race in 2010."
Last month, Jomast Developments was named as the preferred developer for the site by joint owners Hartlepool Council, HMS Trincomalee Trust and English Partnerships.
