The BBC has been given recordings of high pressure sales techniques which persuade people to part with thousands of pounds for small plots of almost worthless land.

It is sold on the promise of big profits when planning permission to build housing is granted. But the land is in areas protected by strict planning laws and is worth very little.

Paul Lewis from Radio 4's Money Box has heard these tapes and explains how people are persuaded to part with their cash.
