New plans for a multi-million pound seafront revamp have been drawn up after a government decision to give a pier entrance listed status.
The entrance building to Boscombe Pier in Bournemouth, Dorset, was listed in December 2004 - forcing planners to reshape their design for a spa village.
The revised scheme has seen focus on the front's redevelopment shift from the pier to the Overstrand Complex.
It will now be restored as a surfing-themed centrepiece to the scheme.
Pier shortened
If approved, the redevelopment would see the removal of amusements and the land-train garage to make way for a new restaurant - which would offer views of the scheme's planned surf reef.
A rooftop terrace, surf shop, teaching centre and changing rooms could also be included.
Eighty-two unused beach bungalows would also be converted into 42 "super chalets" for hire and lease.
Meanwhile, the listed pier entrance building - dating from 1958 to 1960 - would be restored and the pier itself would be shortened for safety reasons.
The scheme is being funded by a planned sell-off of a car park in Honeycombe Chine to Barratt Homes for a 169-flat development.
Members of the borough council's cabinet will consider the new plan on Wednesday.
