A public examination of plans for a new town in Devon has opened.
The town, consisting of about 4,000 homes, is planned for the Sherford Valley in the South Hams, on the outskirts of Plymouth.
Members of the public will be able to listen to discussions about the proposed town and put their views to the planning inspector.
South Hams District Council wants to create a sustainable community with half the homes affordable for locals.
The idea is that the site over a number of fields in the Sherford Valley will grow into a new community of linked neighbourhoods over 15 or 20 years.
The first houses could by built by the end of 2008 and by 2016 Sherford could be a town similar in size to Totnes.
