Planners have been offered an alternative vision of a new town on the outskirts of Plymouth.

Plymouth and South West Co-operative Society's application for 5,500 new homes follows another application last year by developers Redtree.

The Co-Op's plans puts the main development further to the south of the A38 with gaps between Elburton, Plympton and Brixton.

The proposals will be considered by South Hams District Council.

Douglas Fletcher, chief executive of Plymouth and South West Co-operative Society, said: "We believe it ticks the most number of boxes in terms of using valley contours and lower slopes, separation from neighbouring settlements and villages.

"It also avoids ecologically sensitive areas and ensures that new residents of Sherford are not subject to noise pollution."

South Hams District Council wants to create a sustainable community with half the homes affordable for locals.

The first houses could by built by the end of 2008 and by 2016 Sherford could be a town similar in size to Totnes.
